Founder Success Story QnA

You’re known as the 10X guy. Where did that philosophy come from?

I was 25 years old, I had no money, no confidence, no connections, no nothing. I was a drug addict, I was an alcoholic, and I was told by a counselor that I needed to set goals. I set a goal to be a millionaire. It was so big it got my attention. The first thing I did was I wrote it down. The second thing I did is I started looking at what other people were doing. I realized that the people that were making big money were not thinking about just getting by. They were thinking about massive amounts of success. So I just took that concept and said, whatever I think I need to do, I’m going to do 10 times more. Whatever amount of money I think I need to make, I’m going to make 10 times more. That’s where the 10X Rule came from.

What was your first big investment in real estate?

My first real estate investment was a single-family home in Houston, Texas. I bought it for $98,000. I put down $3,500. I had no money. I had to borrow the money from a friend for the down payment. I lived in that house, and then I bought a second house, and a third house. I was buying houses, and I realized that I was trading one problem for another. I was a landlord, and I was dealing with toilets, tenants, and trash. I realized that this was not the way to get rich. The way to get rich in real estate is to buy big properties, multi-family properties, where you have economies of scale.

How did you make the leap from single-family homes to large multi-family properties?

I made a decision in 2003 to never buy a single-family home again. I sold all my single-family homes. I had 12 houses at the time. I sold them all, and I took that money and I bought my first small apartment building. It was a 48-unit building. It was $1.8 million. I had to raise the money. I didn’t have all the money. I had to go find partners. I had to learn how to raise money. I had to learn how to talk to people. I had to learn how to get people to trust me. That was the beginning of my career in multi-family real estate.

What’s the biggest mistake you see new investors make?

The biggest mistake I see new investors make is they think too small. They’re trying to buy one house, one duplex, one four-plex. They’re trying to get one deal. They’re not thinking about building a portfolio. They’re not thinking about building a business. They’re thinking about buying an asset. And the problem with that is, you can’t get rich with one asset. You need to build a portfolio of assets. You need to build a business that can acquire and manage those assets. So the biggest mistake is thinking too small.

How important is sales in building your empire?

Sales is everything. I don’t care what business you’re in, you’re in sales. If you’re a doctor, you’re selling your services. If you’re a lawyer, you’re selling your services. If you’re a real estate investor, you’re selling your deals. You’re selling your vision. You’re selling yourself. You have to be a great salesperson. I’ve spent my entire life mastering sales. I’ve written books on sales. I’ve created training programs on sales. I’ve done thousands of sales training seminars. Sales is the most important skill you can have in business.

You talk a lot about obsession. Is obsession a requirement for massive success?

Absolutely. Look, the middle class is obsessed with being comfortable. They’re obsessed with being safe. They’re obsessed with fitting in. The wealthy are obsessed with their mission. They’re obsessed with their goals. They’re obsessed with their vision. I’m obsessed with my mission to help people become financially free. I’m obsessed with my mission to provide housing for people. I’m obsessed with my mission to create jobs. I’m obsessed with my mission to make a difference in the world. You have to be obsessed with something to achieve massive success.

What’s your advice for someone who wants to start in real estate today with no money?

First, you need to get a job. You need to get a job where you can make some money. You need to get a job where you can learn some skills. Sales is the best skill you can learn. So get a job in sales. Second, you need to save your money. You need to be frugal. You need to live below your means. You need to save as much money as you can. Third, you need to start studying. You need to read books. You need to listen to podcasts. You need to go to seminars. You need to become an expert in real estate. Fourth, you need to start networking. You need to meet people who are doing what you want to do. You need to build relationships with those people. Fifth, you need to start small. You need to buy your first small property. It could be a single-family home. It could be a small duplex. It could be a small four-plex. Just get started.
